Bored piers
After boring and cage placement, before concrete
Depth and diameter against the engineering, cage position and cover, bases clear of water and spoil
Learn more about the bored piers inspection →Seven points across a Rockbank build where the next trade is about to cover the last. We attend before that happens and check the structural work against the engineering issued for your lot.
The findings in this corridor are the kind nobody sees again: strap bracing installed but never tensioned, top plate anchors the engineer prescribed and nobody fitted, a girder truss left unsupported at its bearing.

The day before the pour, with steel and formwork open
Vapour barrier extended beneath the whole slab and punctures sealed, bars to loadbearing ribs, beam widths, formwork straight and complete

Once frame and trusses are up and the roof is on, before sarking
Girder truss bearing support, strap bracing tensioned, top plate to stud anchors, top plate sizes against the engineering, truss damage

After roof, cladding and external doors, before plaster
Bracing uncut, damaged studs and noggings, gutter brackets clipped, roof tile condition and underlaps

After mouldings, doors and joinery, before painting
Shower base holes filled, screed smooth and continuous, drains clear of debris, flashings and sealing

After the membrane is applied and cured, before tiling
Screed smooth and falling to waste, no divots that pond, holes in the base filled, drains clear before the membrane goes down

About a week before practical completion
Box gutter overflow compliance, flashing position and sealing, water stops, roof penetrations, mixers and every joint caulked
Learn more about the pre-handover (PCI) inspection →Each of these was recorded on a job in a neighbouring suburb, named in the caption.

Pre-Handover (PCI) Inspections The inspection before keys, where the water items get chased first.
Pre-Purchase Building Inspections An established property assessed under AS 4349.1, with cracking measured rather than described.
Building and Pest Inspections Building and timber pest together, covering the conditions around the house as closely as the house.
Defect Investigation Reports Comparing the failure with what the engineering called for, so the discussion turns on the drawing. Instant online pricing, or talk to the booking team on 1300 471 805.
Frame and slab. Every serious finding in this corridor sits at one of the two, because that is where the load path is fixed and where nothing can be revisited afterwards.
Metal strap bracing only resists load once it is tensioned. Fitted loose it looks installed and contributes nothing, which is exactly why it needs checking rather than counting.
Our inspectors assess by eye and by hand. Circuits stay dead and untested, plumbing is not pressure tested, nothing is cut open, no engineering is certified and no ground is sampled.
